The owner of Print Craft is <br />currently exploring options of purchasing excess railroad <br />right-of-way to meet their parking needs. In addition, <br />staff has begun discussions with Micom regarding their <br />long-term expansion plans and ways to alleviate the <br />parking pressures in the area. <br /> <br />16. Other Considerations: <br /> <br />Existing Type IV Nonconformities <br /> <br />1. Less than 40' front yard setback. <br />2. Less than required side street yard landscaping. <br />3. Utilities: Water services are available off of 8th Avenue. <br />The existing sanitary sewer line is being relocated to <br />accommodate the proposed building addition. The new <br />location and design of the sanitary sewer line meets with <br />the approval of the City Engineer. <br /> <br />2. Easements: Micom will be required to give the City a new <br />easement over the relocated sanitary sewer line. <br /> <br />3. Grading/Drainage: The site drains to the east to a holding <br />pond which flows into the existing storm sewer system to <br />the south. <br /> <br />4. RCWD: <br /> <br />The applicant received RCWD approval on <br />January 20, 1988. <br /> <br />5. Exterior Treatment: The front of the building and the westerly <br />48 feet of the south facade will be textured block to <br />match other recent additions. The rear and remaining <br />portion of the south elevation will be stacked bond block. <br />The textured block on the south facade will extend just <br />beyond where the Print Craft building will align with the <br />new addition. <br />
