Other Considerations. <br /> <br />None <br /> <br />STAFF COMMENTS <br /> <br />The proposed building add'tion conforms to the district zoning <br />requirements with the exc ption of those noted in the variance and <br />special use requests. Th variance request appears justified in <br />view of the constraints p t on the building location because of the <br />sanitary sewer running th ough the site. Granting of the variance <br />will make the proposed ad ition setback consistent with the <br />existing building along 8 h Avenue NW. The additional driveway <br />access from 8th Avenue NW will have limited use since it is one-way <br />and the larger parking failities ~re located along 5th Street NW. <br />Truck access to the dock t the rear of the proposed addition is <br />only easily accessed via he driveway off 8th Avenue NW; the fire <br />department desires to have access around the entire building. <br />Regarding the existing Ty~e IV nonconformities, it has-been <br />determined in the past th applicant has reduced all the existing <br />nonconformities to the ex lent practical. <br /> <br />Those areas of concern whJch should be noted as conditions of <br />approval are: <br /> <br />o Dedication of a uti]ity easement over the new location of the <br />sanitary sewer. <br />o Combining the two e isting parcels into one parcel (through <br />Ramsey County). <br />o Dumpster enclosure round the remaining dumpster on 5th <br />Street NW. <br />
