Other Considerations: <br /> <br />None <br /> <br />. DEPARTMENTAL CONSIDERATIONS (PROPOSED USE) <br /> <br />Community Development <br /> <br />1. Proposed Use: The applicant wishes to construct a 20,000 <br />square foot two story building addition with basement to the <br />south of the existing facility. The addition will provide <br />more manufacturing, office and warehouse space. <br /> <br />2. Density/FAR: The total floor area of the existing <br />facilities and the proposed addition would be 59,171 square <br />feet. The FAR would be 43%. In an industrial zoning a FAR <br />of 60% is allowed for a two story building. <br /> <br />3. Building Setbacks: The proposed addition would be setback 32 <br />feet from the 8th Avenue NW right~of~way and 16 feet from the <br />south property line. The required street yard setback in an <br />industrial zoning is 40 feet. An 8 foot variance along 8th <br />Avenue NW is being requested. The variance is needed because <br />the building addition cannot be moved further to the east and <br />the applicant cannot meet his needs with a smaller building. <br />The building cannot be moved further east because the <br />sanitary sewer cannot be relocated any further to the east. <br />The variance will align the proposed addition with the <br />current building on 8th Ave. NW and make the proposed <br />addition even with the south property line. There will be a <br />36 foot front yard landscaped area consistent with the Highway <br />8 Corridor Plan. The 16 foot side yard setback complies with <br />the district standards. <br />
