The fire department favors the additional <br />which will provide complete access around the site. <br />9. Drive Size: The new driveway off of 8th Avenue NW will be <br />14 ft. wide one-way drive primarily for truck traffic. <br /> <br />10. <br /> <br />Concrete Curbing: <br /> <br />The new driveway off of 8th Avenue NW will be <br />curbed as required. <br /> <br />11. <br /> <br />Parking Area Surface: <br /> <br />Bituminous <br /> <br />12. Truck Bays: There will be three truck bays, one at the rear of <br />each of the three buildings. <br /> <br />13. Exterior Storage: No exterior storage is proposed. The <br />applicant has stated the semi-trailer they are currently <br />using for storage will be removed from the site. <br /> <br />14. Landscaping:The applicant is proposing to plant two large <br />Norway Maples, and. 10 small Blaauws Juniper. <br /> <br />15. Impact on Surrounding Land Uses: Tenants of the Print Craft <br />building to the south are currently leasing land from Micom <br />for parking. with the construction of Micom's new building <br />addition, Print Craft tenants will no longer be able to <br />utilize the Micom property for parking. A retaining wall of <br />approximately 2 feet will divide the rear of the properties. <br />The owner of Print Craft is currently exploring options of <br />purchasing excess railroad right-of-way to meet their parking <br />needs. In addition, staff has begun discussions with Micom <br />regarding their long-term expansion plans and ways to <br />alleviate the parking pressures in the area. <br />
