Less than required side street yard landscaping. <br />3. Side street yard parking. <br />4. Parking within 15' of a street right-of-way. <br />5. Less than required side interior yard setback. <br />6. Driveway along 8th Avenue NW is located less than 50 feet <br />from the intersection of the street right-of-way. <br /> <br />In the past, the applicant has done everything practical to <br />address the nonconformities. <br /> <br />Public Works <br /> <br />1. Utilities: Water services are available off of 8th Avenue. <br />The existing sanitary sewer line is being relocated to <br />accommodate the proposed building addition. The new location <br />and design of the sanitary sewer line meets with the approval <br />of the City Engineer. <br /> <br />2. Easements: Micom will be required to give the City a new <br />easement over the relocated sanitary sewer line. <br /> <br />3. Grading/Drainage: The site drains to the east to a holding <br />pond which flows into the existing storm sewer system to the <br />south. <br /> <br />4. RCWD: <br /> <br />The ~pplicant received RCWD approval on <br />January 20, 19B8. <br /> <br />5. Other Considerations: <br /> <br />None <br /> <br />Building <br />1. Structure Size: <br /> <br />The proposed addition will be 20,000 sq. ft. <br />in area. <br /> <br />2. Structure Height: <br /> <br />The proposed addition will be 24 feet in <br />height. <br /> <br />3. Exterior Treatment: The front of the building and the westerly <br />48 feet of the south facade will be textured block to match <br />other recent additions. The rear and remaining portion of <br />the south elevation will be stacked bond block. The textured <br />block on the south facade will extend just beyond where the <br />Print Craft building will align with the new addition. <br /> <br />4. Other Considerations: The property on which the proposed <br />addition is being built is currently a separate parcel from <br />. the site of the existing building. The two sites must be <br />combined so the new addition does not have an illegal <br />sideyard setback and driveway access. <br />
