Garbage/Rubbish Enclosures: One of the existing dumpsters <br />on 5th Street NW will be moved to the rear of the proposed <br />addition and out of sight of the street. The applicant <br />stated the remaining dumpster of 5th Street NW will have an <br />enclosure. <br /> <br />2. Other Considerations: <br /> <br />None <br /> <br />Fire <br /> <br />1. Access to Structure: The proposed new driveway along the south <br />side of the property will provide fire access around the <br />entire site. <br /> <br />2. Additional Hydrants: None required <br /> <br />3. Y Connection Location: <br /> <br />Will be located on 8th Avenue NW <br /> <br />4. Other Considerations: <br /> <br />None <br /> <br />STAFF COMMENTS <br /> <br />The proposed building addition conforms to the district zoning <br />requirements with the exception of those noted in the variance and <br />special use requests. The variance request appears justified in view <br />of the constraints put on the building location because of the sanitary <br />sewer running through the site. Granting of the variance will make the <br />proposed addition setback consistent with the existing building along <br />8th Avenue NW. The additional driveway access from 8th Avenue NW will <br />have limited use since it is one-way and the larger parking facilities <br />are located along 5th Street NW. Truck access to the dock at the rear <br />of the proposed addition is only easily accessed via the driveway off <br />8th Avenue NW; the fire department desires to have access around the <br />entire building. Regarding the existing Type IV nonconformities, it <br />has been determined in the past the applicant has reduced all the <br />existing nonconformities to the extent practical. <br /> <br />Those areas of concern which should be noted as conditions of approval <br />are: <br /> <br />o Dedication of a utility easement over the new location of the <br />sanitary sewer. <br />o Combining the two existing parcels into one parcel (through <br />Ramsey CountyJ. <br />o Dumpster enclosure around the remaining dumpster on 5th St. NW. <br />
