That the site is designed to minimize land use conflicts I <br />with the nearby single-family homes. ! <br />16. That access onto 10th Street has been limited to 9A i <br />I <br />Avenue and 11 th Avenue. I <br /> <br />BE IT FURTHER RESOLVED that the application PRD-40 is and <br />hereby approved subject to the following conditions: <br /> <br />1. That the rezoning of the site from R-l, Single-Family <br />Residential to R-3B, Multiple Family Residential be <br />approved. <br />2. That the rezoning of the site north of the PRO from R-2, <br />Two Family Residential to B-3, General Business be <br />approved. <br />3. That a Comprehensive Plan amendment for the re- <br />designation of the site from R-l to R-3B be approved. <br />4. That preliminary plat PL-138 be approved. <br />5. That site plans LP-160 and LP-161 be approved. <br />6. That the developer establish with Ramsey County the <br />right-of-way dedication required along 10th Street. <br />7. That all grading, drainage, utilities, and site egress <br />and ingress be subject to review and approval by the <br />City Engineer and County Engineer. <br />8. That site drainage and grading be subject to review and <br />approval by Rice Creek Watershed District. <br />9. That prior to issuance of building permits the developer <br />shall obtain approval from the City Fire Department for <br />fire emergency measures and design, including location <br />and installation of fire hydrants, fire lanes, and <br />directional signs. <br />10. That all phases of the PRD shall be of comparable design <br />and quality of the initial phases. <br />11. That all association convenants and declarations be sub- <br />mitted for review and approval by the City Attorney. <br />12.
