Benke <br />City Council Members <br /> <br />REFERENCE: PROPOSED BRIGHTWOOD TOWNHOMES <br />NEW BRIGHTON, MINNESOTA <br /> <br />Dear Mayor and Council Members: <br /> <br />As a part of our Application for Plat Approval and Permit Ap- <br />plication Form Submittal for our Proposed Brightwood Townhomes, <br />we formally wish to submit this letter for the purpose of ad- <br />dressing Standards for Variance. <br /> <br />We request that a Variance be ~pproved that would permit a <br />25'-0" BUilding Setback in lieu of a 30'-0" Building Setback <br />at the East Property Line adjacent to 8th Avenue and at the West <br />Property Line adjacent to 9A Avenue. <br /> <br />This Building Setback Variance is necessary to accommodate the <br />geometry of the Site and an Easement that must be provided to <br />accommodate a 10" Diameter Sanitary Sewer that dissects the <br />Property. <br /> <br />The Ground Floor Areas of the Townhome Units we are proposing to <br />construct are modest in size. It is our opinion that any reduc- <br />tion in size, in an effort to comply with the 30'-0" Building <br />Setback Requirement, would seriously reduce the marketability of <br />the Townhome Units and the In-Place Market Value of the Units. <br /> <br />We believe it is also in the interests of the City of New <br />Brighton to develop the Property with buildings of a high qual- <br />ity and a corresponding market value.
