Proposed Use: The applicant is proposing to construct 6 <br />townhouses and a two-family home on the subject site. The <br />subject site would be subdivided into 4 separate lots. <br />The two-family home would be located on two lots and each <br />3 unit townhouse building would be placed on one lot. The <br />applicant is also requesting a 5 foot setback variance to <br />allow the proposed units to be located 25 feet from the <br />9th and 8th Avenue NW right-of-way. <br /> <br />2. Density/FAR: The applicant is proposing 2 three bedroom <br />units and 6 two bedroom units. The proposed units would <br />require a total site area of 37,500 square feet (site is <br />46,783 sq. ft. in area). The applicant is proposing 7.48 <br />units per acre. The R-3B district would allow 9.9 two <br />bedroom units per acre or 7.7 three bedroom units per <br />acre. The R-3B district requires 300 square feet of green <br />space per unit; the proposed development would exceed that <br />requirement. <br /> <br />3. Building Setbacks: The proposed townhouse units and two~ <br />family home would be setback 25 feet from both 9th and 8th <br />Avenue NW. The R-3B district requires a 30 foot front yard <br />and street sideyard setback. Therefore, a variance of 5 <br />feet would be required. <br /> <br />4. Parking Setbacks: The proposed off-street parking areas <br />would meet all setback requirements. The parking areas <br />shown on the site plan are setback 10 feet from the R-1 <br />district. New drawings are being prepared showing a 15 <br />foot setback as required. It should be noted, the <br />existing single family home to the south is located on the <br />south property line of the subject site. <br />
