Screening: Landscaping proposed along the south property <br />line abutting the R-l district should be increased to <br />provide a more effective screen. Boulevard trees should <br />be proposed along 10th Street to match those proposed <br />along this boulevard for the Brama site (green ash). The <br />east property line located to the rear of the two-family <br />home is adequately screened with existing mature trees and <br />shrubs. <br /> <br />13. Proposed Plat: A 17,289 square foot lot would accommodate the <br />west townhouse building and a 17,680 square foot lot would <br />accommodate the east townhouse building. Since each <br />townhouse building would consist of 2 two-bedroom units <br />and 1 three-bedroom, the minimum lot size required for the <br />townhouse buildings would be 14,375 square feet. The two- <br />bedroom duplex units would require a minimum lot size of <br />4,375 square feet each. A 6,220 square foot lot would <br />accommodate the south duplex unit, while a 5,676 square <br />foot lot would accommodate the north duplex unit. <br /> <br />14. Impact on Surrounding Land Uses: The impact of the proposed <br />development would be reduced through the provision of in- <br />creased landscaping along the south property line abutting <br />the R-1 district. <br /> <br />15. Other Considerations: The applicant should provide staff <br />with a copy of deed restrictions and covenants insuring <br />the proposed buildings would be maintained in a similar <br />manner (same exterior treatment, color, etc.) to be <br />approved by the City Attorney. <br />
