(East of Old Highway 8 and north <br />of 14th St. NE) <br /> <br />Zoninq: I-I, Light Industrial <br /> <br />Area of Site: 8.72 Acres <br /> <br />Size of Structure Proposed: 30' x 50' = 1500 sq. ft. <br /> <br />Floor Area Ratio: .289 <br /> <br />Heiqht of Proposed Buildinq: 19 feet <br /> <br />Exterior Treatment: Break-off block <br /> <br />Discussion: <br />At the July 26th Council Meeting, the administration was author- <br />ized to issue a building permit for Lowy Enterprises for the <br />construction of an office and warehouse building. <br /> <br />The present request is a result of an omission to the previous <br />application. Specifically, the applicant would also like to <br />construct a garage/truck service building. The garage would be <br />located in the northeast corner of the site. <br /> <br />The present application meets all zoning code requirements. The <br />plans are complete and contain all required information. <br /> <br />We would note that the landscaping shown on the site plan was <br />added just prior to the recent Council action regarding the <br />office/warehouse building. The landscaping is extensive and <br />generally well-placed. We would suggest, however, that there <br />be an exchange of areas to be sodded. The plans show approximately <br />half of the front yard being sodded and the other half being seeded, <br />while extensive sodding is shown in the rear yard. Complete <br />sodding in the front yard would be preferable. <br /> <br />Overall, we see no problem with this application.' <br />
