Miller/Basic Industries <br /> <br />PURPOSE <br /> <br />To consider application fora minor subdivision without platti g. <br /> <br />BACKGROUND <br /> <br />Applicant: JohnA. Miller/Basic Industries <br /> <br />Location: Generally north of I-694, east of Old HWy. 8 <br />arid south of the Butcher Spur. <br /> <br />Zoninq: I-I, Light Industrial <br /> <br />Ordinance Section: Section 26-24 Minor Subdivisions state <br />that in a case of a subdivision of small size <br />situated in a locality where conditions are <br />well defined,the Council can exempt the sub- <br />divider from some of the requirements of the <br />more formal plat. In such cases the Council <br />may approve the subdivision after submission <br />of surveys by a registered land surveyor <br />showing the original lot and the proposed <br />division. <br /> <br />Mr. John Miller is the owner of two existing parcels that tota <br />approximately 21 acres in area (see attached location sketches). <br />Mr. Miller is requesting a subdivision that would create .two <br />different parcels and would enable Basic Industries to acquire <br />two additional acres immediately east of the existing Basic <br />Industries property. As the report for LP-65 indicates, Basic <br />needs the additional acreage in order to meet. the floor-area- <br />ratio limits in conjunction with their proposed expansion plan . <br /> <br />The property Mr. Miller owns is very odd in shape and is <br />generally characterized by very poor soil. The soil condition, <br />which is particularly poor in the eastern and southern.portions <br />of the property, ta s been the major obstacle to development of <br />the property. <br /> <br />We would note that there are no m1n1mum lot sizes or <br />dimensions called out in the zoning code for industrial <br />properties. A major consideration in cases such as this is <br />whether the proposed parcels have sufficient area, width and <br /> <br />Issued by City Manager <br />
