<br />page 2. <br /> <br />frontage to enable a wide variety of development to occur. In <br />this regard, the size of the proposed parcels "A" and "B'I appear <br />to be adequate. In addition, the northern part of parcel "B" <br />and all of parcel "A" contain the more suitable soils for <br />development. <br /> <br />It would appear that the major benefiis,of the proposed sub- <br />division are that a portion of a difficult parcel will be used by <br />an adjacent property owner (Basic Industries). The relatively <br />more suitable areas would have suitable area, width, and frontage, <br />and it would also appear that the southern portion of the prop~rty <br />could be easily attached to other adjacent properties. Recognition <br />of the development problems associated with this property is <br />probably the prime reason for the proposed subdivision. <br /> <br />STAFF RECOMMENDATION <br /> <br />Staff recommends that the minor subdivision be approved by waiving <br />the reading and adopting a RESOLUTION APPROVING SUBDIVISION OF <br />CERTAIN PROPERTIES WITHIN THE CITY OF NEW BRIGHTON (Generally north <br />of I-694, east of Old Highway #8 and south of the Butcher Spur). <br />The numbers and length of the property legal descriptions made it <br />impossible to complete the above entitled resolution for <br />distribution at this time.
