<br />October 12. 1978 <br /> <br />APPLICATION FOR BUILDING pERMIT <br />LP-76, MILLEF. <br /> <br />PURPOSE <br /> <br />Consideration for request for a building permit to construct a small <br />light industrial office building in the southeast quadrant of Old <br />Highway 8 and 14th Street N.E. <br /> <br />BACKGROUND <br /> <br />APPLICANT: <br /> <br />John A. Miller <br /> <br />LOCATION: <br /> <br />Southeast corner of Old Highway 8 and 14th <br />Street N.E. <br /> <br />ZONING: <br /> <br />I-I, Light Industrial <br /> <br />AREA OF SITE: 4 Acres <br /> <br />SIZE OF PROPOSED BUILDING: 1920 Square Feet <br /> <br />The parcel in question was approved by the City Council as one of <br />four (4) lots subdivided from the existing approximately 20 acre <br />site. The specific four (4) acre parcel has a limited amount of <br />good soil with a majority of a more suitable soil found near the <br />location of the proposed building. <br /> <br />The proposed development calls for just one very sma1~ building <br />situated near the intersection of 14th Street N.E., and Old Highway <br />8 with the majority of property being used for truck parking <br />maneuvering area or employee parking. All zoning code requirements <br />are met in terms of setbacks,required landscaped areas, number of <br />parking spaces and a floor area ratio. <br /> <br />In general while we believe the proposed use is under utilizing this <br />piece of industrial property the proposal never the less conforms to <br />the zoning code requirements, to the existing zoning and is in <br />conformance with the type of uses proposed for this property in the <br />Comprehensive Plan. <br /> <br />RECOMMENDATION <br /> <br />Staff recommends that <br />conformance with site <br /> <br />LP-76 be approved by motion subject to <br />landscape Plana, Ub, mitted., ., ~ ^ f p <br /> <br />;i.~ J-,-.- _ if I /J~~L...A' <br />(iJames F.
