Supplement to Report #79-312A <br />February 7, 1980 <br /> <br />LP-78 BERGER TRANSFER & STORAGE <br />PURPOSE <br />To consider authorizing the administrative authority to issue a <br />building permit for a warehouse and office building. <br />BACKGROUND <br />On January 23, 1979 the City Council approved LP-78 and VN-200 for <br />Berger Transfer & Storage, Inc. to construct a 2 story, 16,000 <br />square foot office building, a 92,000 square foot warehouse build- <br />ing and a 20,000 square foot service building. This approval was <br />contingent on the following conditions: <br />1. That additional landscaping be used for screening <br />along 3rd Street S.W. and on the northeast corner <br />.of the site; <br />2. That the drainage be approved by the <br />3. jhat.1he driveway off of Old Highway <br />an entrance only; <br />4. That th.e placement of the sprinkler <br />subject to Fire Department approval; <br />City Engineer; <br />#8 be used for <br />connection be <br />5. Conformance with site and landscape plans dated <br />January 23, 1979 and signed by the applicant and <br />City Planner. <br />Since the approval of-LP-78 and VN-200, the applicant submitted a <br />proposal to construct Phase I of the project which involved the <br />construction of.only 50,000 square feet of the warehouse building. <br />Phase I was approved by the Council at its regular meeting on <br />September 25, 1979 contingent on the following conditions: <br />1. Subject to the landscaping of the area proposed for <br />future buildings and of those areas not initially <br />.used by the applicant; and <br />2. That all future development being in conformance with <br />site and landscape plans signed by the applicant and <br />City Planner and dated January 23, 1979. <br />The building permit for Phase I was issued by the Building Inspector <br />and some rough grading of the site was undertaken by the contractor. <br />PRESENT PROPOSAL <br />The City Council is asked to consider a preliminary resolution for <br />tax exempt financing. The site plan submitted has two minor <br />deviations from the site plan previously approved (LP-78). The <br />applicant is now proposing a three story office building instead of <br />the two-story building. The three-story office building is <br />approximately 38 feet in 'height and the maximum height in an <br />industrial district is 40 feet. Therefore, the proposed three- <br />story office building is permitted. In regard to parking and <br />floor-area-ratio, the third story addition meets the zoning code <br />requirements.
