,.

/

violation with the zoning ordinance. The division may be
approved by the city Council on March 27 after the submission
of a survey by a registered land surveyor showing the original
lot and the proposed division and the respective legal
descriptions of the original and proposed parcels. There is
a fee of $50.00 for the minor subdivision and an additional
$2.00 is charged for each lot created. The Coundilcan act
on the minor subdivision and the building permit application
the same meeting night, but the minor subdivision must be
approved prior to the building permit application.

The plans that you left with City Staff warrant a few brief
comments. The dimensions for the following items should be
noted on the site plan: the driveway into the site, driving
lanes iJ;l the parking lot, and the parking spaces. In addition,
you should indicate that the northern part of the driveway
will be curbed. The type of surface of the driveway and park-
ing lot should also be denoted. Another item that should
be brought to your attention is that staff considers that one
score concrete block is not adequate exterior wall treatment
on a street side. The zoning code requires that the exterior
wall treatment on a street side of the structure shall be brick,
stone, tilt-up slabs, architectural metal panels, decorative
block or equivalent.

With the exception of the items
presented seem to be in order.
the comments or need additional
involved please contact me.

mentioned above the plans you
If you have any questions about
information about the procedure

Sincerely,

rP1.~

Joan M.
