'+

VN-204, LP..,.82
Page #3

parking area to accommodate the required 56 spaces. Without
eliminating the proposed substantial amount of landscaping which
is an .asset to the appearance of the site on the five (5) foot
buffer and without moving the building further to the west it
appears that the only way the required parking spaces can be
obtained is by reducing the size Of the building.

The insurance company which will use the major portion of the
building is the type of business which does not require an
excess ive amount of parking. Because of the tenants and reasons
previously mentioned it appears that the reduction of 5 parking
spaces from the 56 that are required will not have a serious'
impact on the site or surrounding properties.

- The siteuand landscape plans as submitted are incomplete because
of the following have been omitted: 1) Grading and Contour Plans
2) Drainage Plans and 3) Concrete curbing around the parking area
and driveways. The action taken should be subject to the submission of
grading and drainage approved by the City Engineer and subject to
plans indicating the requ ire Qcmc re:e curb ing .

RECOMMEN~TION ~\ \L.

, 1\
Staff recommends that VN-2o'4 be re60mmended for approval by wa1v1ng
the reading and adopting the attached resolution with conditions.
Also, staff recommends that LP-8~ be approved by simple motion
contingent on the conditions of VN-204 are met and subject to the
conformance with final site and landscaped plans signed by the
applicant and City Planner.

~t1t.~

Ji n M.
