That an application for a Variance VN-204 was filed <br />with the City on March 14, 1979. <br /> <br />2. That the Board of Review heard and reviewed the <br />application at its regular meeting on March 20, 1979 <br /> <br />3. The written comments and analysis of the City Planne <br />and a 11 person I s statements made at the Board of <br />Review meeting were considered. <br /> <br />NOW THEREFORE BE IT RESOLVED by the Board of Review <br />that the following Findings of Fact are made in respect <br />to VN-204. <br /> <br />1. The property is located in a B-1, Limited Business <br />district adjacent to a R-l, Single 'Family <br />Residential District to the west and a R-2, <br />Two Family Residential district to the north. <br /> <br />2. The site is somewhat unique in its lot area with <br />two street frontages, and that it abut~s <br />two residential districts. <br /> <br />,. <br /> <br />3. The hardship of the applicant is that in order to <br />meet all zoning code regulations relating <br />to the property the buildable area of the lot is <br />substantially reduced. <br /> <br />4. The applicant has provided for more than the <br />required landscaping if the adjacent property was <br />zoned commercial. <br /> <br />6.
