<br />if <br /> <br />" <br />" <br />0, <br />il <br />I: <br />I, <br />;! <br />" <br />" <br />I: <br />II <br />r <br />II <br />II <br />!. <br />!' <br />II <br />I <br />II <br />II <br />,I <br /> <br />RESOWTION NO. <br /> <br /> <br />NEW BRIGHTON PLANNING COMMISSION <br />BOARD OF REVIEW <br /> <br />RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL <br />OF VARIANCE APPLICATIONVN-204 <br /> <br />WHEREAS, an application for a Variance VN-204 has been <br />made by Omega Management Inc. to allow less than the required <br />side yard setback, less than the required buffer zone and <br />less than the required number of parking spaces. <br /> <br /> <br />WHEREAS, the procedural history of the application is <br />as follows: <br /> <br />I <br />I <br /> <br />1. That an application for a Variance VN-204 was filed <br />with the City on March 14, 1979. <br /> <br />2. That the Board of Review heard and reviewed the <br />application at its regular meeting on March 20, 1979 <br /> <br />3. The written comments and analysis of the City Planne <br />and a 11 person I s statements made at the Board of <br />Review meeting were considered. <br /> <br />NOW THEREFORE BE IT RESOLVED by the Board of Review <br />that the following Findings of Fact are made in respect <br />to VN-204. <br /> <br />1. The property is located in a B-1, Limited Business <br />district adjacent to a R-l, Single 'Family <br />Residential District to the west and a R-2, <br />Two Family Residential district to the north. <br /> <br />2. The site is somewhat unique in its lot area with <br />two street frontages, and that it abut~s <br />two residential districts. <br /> <br />,. <br /> <br />3. The hardship of the applicant is that in order to <br />meet all zoning code regulations relating <br />to the property the buildable area of the lot is <br />substantially reduced. <br /> <br />4. The Comprehensive Plan designates adjoining <br />properties in a limited business land use category. <br /> <br />I <br />I <br />II <br />II <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />5. The applicant has provided for more than the <br />required landscaping if the adjacent property was <br />zoned commercial. <br /> <br />6.
