<br />Tax-Exempt Mortgage Financing <br />Page #2 <br /> <br />PROPOSED DEVELOPMENT PLANS <br /> <br />The proposal by Mr. Moen is to develop the lIu"-shaped parcel <br />with, as noted above, a 35,000 sq .ft office/warehouse type building <br />The proposed use of the property would be for two companies, <br />B & Y Metal Painting, Inc. and Chemical Technology, Inc., <br />which specialize in the painting and lining/insulating of <br />specialized metal products, most notably for c.omputer hardware <br />products. <br /> <br />The proposed building would be located 10 feet from the western <br />boundary and 55 feet from the northern b.oundary, or the New <br />Brighton~Mounds View border. The building would be serviced by <br />two driveways off .of Old Highway 8, with parking provided north, <br />south and east of the building. As shown the development would <br />require the following variance approvals: <br /> <br />1. Rear yard setback of less than 20 feet (setback is <br />shown to be 10 feet). <br />2. Front yard parking in an industrial district <br />(Industrial regulations say that front yards sh.ould <br />be landscaped and not used for parking). <br /> <br />Concrete curbing is n.ot delineated on the plan and unless a <br />variance was granted would have to be placed along the driveways <br />'and parking areas from Old Highway 8 to the front wall line .of <br />the building. The exterior wall'treatment of the building is <br />likewise not shown though appears to be s.ome form of architectural <br />block. Regulati.ons state that the exteri.or treatment on street <br />'sides must be something other than raw concrete bl.ock .or painted <br />c.oncrete block. <br /> <br />We would note that the plans also show a second building .of 25,000 <br />square feet located on the .75 acre parce~ Mr.M.oen mentioned~ <br />~he is considering purchasing. Presumably this is ~e <br />property could be devel.oped and its relati.onship t.o the project <br />n.ow being c.onsidered.
