The industrial/commercial development project shall <br />be consistent with the City's Comprehensive Development <br />Plan and other existing codes. <br /> <br />The proposed Comprehensive Plan designates the property <br />for Light Industrial uses and the Council recently made <br />a determination that the proposed businesses were <br />consistent with the Comprehensive Plan. <br /> <br />In addition, the proposal would be consistent with the <br />intent of the Comprehensive Plan in the elimination of <br />the existing non-conforming residential home. <br /> <br />In relati,'m to other existing codes, we noted above that <br />at least two variances would be required. The building <br />permit, as of this writing, has not been applied for, <br />nor have any variance applications been received. <br /> <br />2. Primary consideration shall be given to the Highway 8 <br />corridor area and other areas where difficult soil or <br />other conditions exist. <br /> <br />The property is, as indicated, located adjacent to Old <br />Highway 8. <br /> <br />3. Special consideration shall be given to the Downtown <br />Business District. <br /> <br />Not applicable in this project. <br /> <br />4. The business shall be of a nature that the City would <br />wish to attract, or an existing business the City would <br />desire to have expand within the City. Desirability <br />shall be measured in terms of: <br /> <br />a} A significant number of new jobs for the City. <br /> <br />In the material received by the Council on February 27th <br />it was indicated that the project will provide 75 new <br />jobs which would generate approximately $500,000 annual <br />payroll. <br />
