Tax-Exempt Mortgage.Financin,g
Page #3

and comments are as follows:

1. The industrial/commercial development project shall
be consistent with the City's Comprehensive Development
Plan and other existing codes.

The proposed Comprehensive Plan designates the property
for Light Industrial uses and the Council recently made
a determination that the proposed businesses were
consistent with the Comprehensive Plan.

In addition, the proposal would be consistent with the
intent of the Comprehensive Plan in the elimination of
the existing non-conforming residential home.

In relati,'m to other existing codes, we noted above that
at least two variances would be required. The building
permit, as of this writing, has not been applied for,
nor have any variance applications been received.

2. Primary consideration shall be given to the Highway 8
corridor area and other areas where difficult soil or
other conditions exist.

The property is, as indicated, located adjacent to Old
Highway 8.

3. Special consideration shall be given to the Downtown
Business District.

Not applicable in this project.

4. The business shall be of a nature that the City would
wish to attract, or an existing business the City would
desire to have expand within the City. Desirability
shall be measured in terms of:

a} A significant number of new jobs for the City.

In the material received by the Council on February 27th
it was indicated that the project will provide 75 new
jobs which would generate approximately $500,000 annual
payroll.
