<br />CHAPTER IV - 8 <br /> <br />SECTION 4-530 Accessory buildings, residential districts. <br /> <br />a. All accessory buildings in residential district shall con- <br />form to the following requirements: <br />1. No accessory buildi"; shall be located within any <br />yard other than the rear yard. <br />2. Accessory buildings shall not exceed fifteen (15) feet <br />in height and shall conform with all of the setback <br />requirements for the zoning district where located as <br />set forth in this ordinance. <br />3. The sum of the individual gross floor areas of each <br />principal and accessory building on a lot shall not <br />exceed that allowed by the maximum floor-area-ratio, if <br />any, for the zoning district where located. <br />4. No accessory building may have a floor area in excess <br />of any ~rincipal structure if the principal structure is <br />less than six hundred (600) square feet. <br />b. All accessory buildings in R-l, R-1A andR-2 districts shall <br />additionally conform to the following requirements: <br />1. There shall be no more than one (1) accessory buildin~ <br />on a lot. When an attached garage is present then a <br />detached garage shall be considered the accessory building. <br />2. Accessory buildings shall not exceed six hundr~d (60D) <br />square feet in area, except that prefabricated ~e:al <br />accessory buildings shall not exceed one h~ndred fifty <br />(150) square feet in area. <br />3. All accessory buildings must be securely affixed to the <br />ground ina manner acceptable to the building inspector. <br /> <br />SECTION 4-540 Fences. <br /> <br />a. Purpose. The purpose of this section is to enact mini~u~ <br />restrictions on fencing necessary to ensure orderly develop- <br />~ent, to allow a free flow of air, and to prohibit un- <br />reasonable restrictions of view while allowing each property <br />c~ner to protect his property and privacy and make reasonable <br />use of his property. <br />b. Definition. A fence is defined for the purpose of this <br />ordinance as any partition, structure, wall or gate erected <br />as a dividing marker, barrier or enclosure which is located <br />within any yard or yards. <br />c. General requirements. <br />1. Nc person, firm or corporation shall hereafter construct, <br />or cause to be constructed or erected within the City of <br />New Briohton, any fence over six (6) feet in height, , <br />without-first making application for and securing a,permlt <br />therefor from the administrative authority of the Clty of <br />New Briqhton. <br />
