<br />" <br /> <br />;r <br /> <br />f, <br /> <br />REPORT #79- 391 <br />May 16, 1979 <br /> <br />/ <br /> <br />(~ <br /> <br />APPLICATION FOR BUILDING PERMIT <br />lP-85, WOLKERSTORFER CO., INC. <br /> <br />" <br /> <br />PURPOSE <br /> <br />To review a request for a building permit to construct an addition <br />to an existing structure. <br /> <br />BACKGROUND <br /> <br />APPLICANT: -- Wolkerstorfer Company, Inc. <br />Bill Wolkerstorfer <br /> <br /> <br />LOCATION: 350 1st Street S.W. <br />(Generally North of First Street S.W., West <br />of 1-35.) <br /> <br />ZONING: 1-2, Heavy Industrial <br /> <br />AREA OF SITE: 267,432.31 square feet <br /> <br />PRESENT USE OF PROPERTY: Vacant Kausel Foundry Building <br /> <br />AREA OF BUILDING: 36,520+ sq~are feet <br /> <br />TOTAL BUILDING AREA: 60359.4 <br /> <br />FLOOR-AREA-RATIO: .22 <br /> <br />PARKING SPACES PROVIDED: 74 spaces <br /> <br />PARKING SPACES REQUIRED: 60 spaces <br /> <br />CONFORMANCE TO ZONING CODE REGULATIONS: All zoning code requirements <br />are met by the development plan. <br /> <br />PLAN INFORMATION: The site, landscape and building plans are <br />complete and contain all required information. <br /> <br />The applicant proposes to construct an addition to an existing building <br />(Kau$e1 Foundry Building) to be used for the company'scoating and <br />plating processes. The Wo1kerstorfer Company presently has offices and <br />plants at 717 South Third Street and 806 South 4th Street, Minneapolis, <br />Minnesota. <br /> <br />-.~,;:::<,'~ <br /> <br />The site plan indicates that there will be three driveways into the site <br />According to Section 12-060c. of the New Brighton Zoning Code the <br />maximum ~umber of driveways to a single property shall be two (2) <br />unless the City Council approves a greater number. In the past the <br />Council by approving the site plan (showing driveways in excess of the <br />permitt~d2) have approved the installation of the additional driveways. <br />It appears that the third driveway is necessary for the proposed operation, <br />of this company and will not cause traffic or safety problems. <br /> <br />In summary, the plans are complete and the deve10pm~~t plan meets all <br />code requirements. <br />
