Nelson <br /> <br />LOCAiION: Generally east of Old Highway #8, north of Mounds <br />Avenue and south of the New Brighton-Mounds View <br />City boundaries. <br /> <br />ZONING: L-l, Light Industrial <br /> <br />AREA OF SITE: 12375 square feet <br /> <br />FLOOR-AREA-RATIO: .1 <br /> <br />PARKING SPACES PROVIDED: 9 spaces <br /> <br />PARKING SPACES REQUIRED: 9 spaces <br /> <br />CONFORMANCE TO ZONING CODE REGULATIONS: All zoning code re- <br />quirements are met by the development plan. <br /> <br />PLAN INFORMATION: The site, landscape and building plans are <br />complete and contain all required information. <br /> <br />The applicant proposes to relocate an existing office building on <br />this site. Even though the development plan meets all code require- <br />ments, it seems that the development warrants special consideration <br />because of the fact that the property is adjacent to two single- <br />family dwellings. A more compatible development might include the <br />moving of the driveway to the northern portion of the property to <br />make use of an existing curb cut on Old Highway #8. Thus, moving <br />all traffic into the site further away from the homes and also the <br />landscaped area would then be adjacent to the homes. In shifting <br />the driveway, the appl~cant could"then turn the building around to <br />make better use of the parking area or could extend the sidewalk. <br />It should also be considered whether or not a fence around the south <br />and east of the property should be installed to provide screening <br />and safety from the business traffic for the area residents. <br /> <br />. <br /> <br />PLANNING COMMISSION CONSIDERATION AND RECOMMENDATION <br /> <br />Board of Review <br />May 15, 1979 <br /> <br />Chairman Brown introduced the proposal to locate an existing offi~e <br /> <br />t: <br />~. <br /> <br />" <br />-,,,, <br />
