.~"

r

and parking areas and a lack of landscaping for proper
buffering. These non-conformities will have to be address-
ed in the enclosed non-conforming use permit application.
You should include in that application how you pian to
eliminate the non-conformities.

In addition, to the non-conforming use permit application,
abstractor's certificate listing the property owners within
200 feet of the property is needed. The abstractor's
certificate can be obtained from the Ramsey County Abstract
Clerk or the Title Insurance Company of Minnesota, St. Paul
Abstract Division, or the Northstar Title and Guaranty
Company.

The proposal also requires a building perl1tlit. I have enclosed
the application form and a listing of the requirements. In
general, plans that need to be submitted include: site plan,
landscape plan, floor plan and building elevations of all
sides and a current certificate of sur~~y. You should
submit at least 12 sets of the plans so that copies are
available for City Council members, Planning Commission members
and City staff.

The timetable involved with this project involves several
procedural steps. The applications, plans, and supporting
documents must be received by noon of the Wednesday prior to
the Planning Commission meeting. The Planning Commission
meets the third Tuesday of the month. Therefore, the Commission
meets on February 20th and March 20th. After the review by the
Planning Commission, the City Council on the 4th Tuesday of the
month (either February 27 or March 27th) will set a date for
the public hearing on the non-conforming use application. The
hearing would then take place at the following City Council
meeting (either March 13 or April 10).

Please note that the timetable depends on when staff receives
the necessary documents and also depends on the approval of
the Planning Commission and the City Council.

If you have any additional comments or questions please contact
me.

Sincerely, 4

~(!L

Ci ty Planner.
