June 15, 1979

APPLICATION FOR BUILDING PERMIT
LP-90 HIGHWAY EQUIPMENT REFINISHING

PURPOSE

To examine a request for a building permit for Highway Equipment
Re fi n ish in g.

BACKGROUND
APPLICATION:

Highway Equipment Refinishing
David Strafe1da

LOCATION:

309 Old Highway #8
(Generally east of Old Highway #8, north of
Bell Lumber & Pole Company and south of
D&laria Transfer Inc.)

1-2, Heavy Industrial

ZONING:

COMPREHENSIVE PLAN PROPOSED LAND USE: Light Industrial

AREA OF SITE: 52,745 s~uare feet

PRESENT USE OF PROPERTY: 2 Vacant Buildings

PROPOSED BUILDING AREA: 8,400 square feet

EXISTING METAL BUILDING: 960

TOTAL BUILDING AREA: 9,360

FLOOR-AREA-RATIO: .18

PARKING SPACES PROVIDED: 9

PARKING SPACES REQUIRED: 9

The proposal is for a building permit for a 70' x 130' industrial
building for Highway Equipment Refinishing. The company's primary
operation is truck painting.

The app1~cant presently owns the parcel in question which is 100'
x 529.5'. Because of the proposed width of the building and the
side yard setbacks required in an industrial district, the
applicant will be obtaining an additional 10 feet of land from
Bell Lumber and Pole Company along the southern boundary of the
property. This land transfer would then make the lot 100 feet in
width as indicated by the site plan. The transfer will also involve
the applicant transfering the east 50 feet of property to the pole
yard. Therefore, approva1"of the building permit application would
be contingent on the Council approval of the minor subdivision.

The request for a building permit also includes the relocation of the
existing metal building to the rear yard of the property. The
applicant has indicated that this building would be used for storage.
