LP-90
Page #2

The site plan indicates nine parking spaces with an additional
parking area to the east of the spaces. If trutks are to be
parked in the are'a labeled "crushed gravel parking" then the
adjacent parking spaces will have to be adjusted to allow for
access to the parking area to the east. If the applicant
intends to use the crushed gravel area for truck parking the
spaces should be delinated on the site plan.

The type of plantings on the berm in the front yard is not
indicated on the plan. The p la n tin g s s h 0 u 1 db e a species that
would ad~quately screen the paved area in front of the garage
doors from the public right-of-way.

With the exceptions noted above, the site and landscape plans
contain the necessary information and meet all zoning code
requirements.

STAFF RECOMMENDATION

Staff recommends that LP-90 be recommended for approval by simple
motion contingent on the applicant revising the site plan to
indicate truck parking and to denote type of plantings on the
berm, and on the condition that the Council approves the
necessary minor subdivision relating to this parcel.

M.
