Minnesota 55112 ph. 631-8798 <br /> <br />September 14; 1988 <br /> <br />City of New Brighton <br />803 Fifth Avenue M1 <br />New Brighton; Minnesota 55112 <br /> <br />Attention: Erny Mattila, City Planner <br /> <br />Re: Brighton Corporate Center Variance Request <br /> <br />Dear Mr. Mattila: <br /> <br />The Brighton Park Partnership requests a variance from the parking lot <br />setback requirement for the South parking area which parallels Second <br />Street NW. This request is to reduce the setback requirement from forty <br />feet along Second Street NW to sixteen feet. The reasons for this reques.... <br />are as follows: <br /> <br />The Project Site is linear in configuration thus making the resultant <br />building linear in shape; To provide the required 30;000 square feet of <br />building area, and to provid~ required parking for the building~ a linear <br />configyration of building and parking has been designed, which fits the <br />overall concept of the Corporate Park, <br /> <br />Second Street is to'beused primarily as an acess street to the Corporate <br />Park, thus it .will not be used by the general public. It will become a <br />short cu~-de-sac street to provide access to the Lots in the North half OI <br />the Park and willn6t be used as a thoroughfare to areas beyond thii <br />development. Since Second Street will not be heavily trafficked by the <br />public; the need for green space along the parking area is not as <br />important as where heavy public traffic occurs. <br /> <br />The green area along Second Street will be thirty feet wide; will be <br />bermed and heavily landscaped as indicated on the Landscape Plan; and will <br />provide a pleasing appearance. <br /> <br />Parking ,vill be along the South side of the building, rather than at the <br />street side of the parking area. The combination of a bermed and heavily <br />landscaped thirty foot green area and parking the cars at the building <br />rather than along the street meets the intent of the parking setback <br />requirement for buffering cars from the street. <br /> <br />This project is in conformance with the Comprehensive Plan and granting <br />this variance request will not 'be detrimental to adjacent property or to <br />the pUblic as a whole.
