NORM
623
New

WELLS ARCHITECT, ~A.
Seventeenth Avenue Northwest
Brighton, Minnesota 55112 ph. 631-8798

September 14/ 1988

City of New Brighton
803 Fifth Avenue NW
New Brighton, Minnesota 55112

Attention: Erny Mattila
City Planner

Re: Brighton Corporate Center
Special Use Permit

Dear Mr. Mattila:

The Brighton Park Partnership requests a Special Use Permit for the
proposed common entrance driveway to Lots 1 and 2 of the Brighton
Corporate Park from Fifth Avenue NW. This entrance driveway is proposed
to be constructed during the construction period of the Brighton
Corporate Center, which is the second phase development of the Corporate
Park. This driveway is the only access to Fifth Avenue NW for Lots 1 and
2 of this development. Access to Second Street NW from Lot 2 is by means
of an easement through the Easterly parking/driveway area for the
Brighton Corporate Center (Lot 1) of the Corporate Park.

The shared driveway for Lots 1 and 2 allows development of these Lots to
be accomplished in an efficient manner by reducing the total number of
driveways for the two Lots from four to three. The elimination of a
second access to Fifth Avenue NW is desirable to aid in controlling
traffic on this major thouroughfare.

It is our opinion that construction of the driveways as proposed is the
most desireable given the circumstances of the development of the
Corporate Park. We feel that that this proposal meets all Special Use
Standards and therefore request approval of a Special Use Permit for
construction of the shared driveway from Fifth Avenue NW to Lots 1 and 2.

Should you require further information regarding this request please feel
free to contact Jim Senden or Norm Wells. Thank you for your
consideration of this request.

Respectfully submitted,

I&rm W~

Norm Wells Architect
for
Brighton Park Partnership

NCW/jam
