Site Security: Adequate <br /> <br />STAFF COMMENTS <br /> <br />The proposed site plan would allow for the construction of a second building on the <br />subject site and complete the second phase of a two-phase development. The <br />proposed site plan complies with I -1 and parking standards, with the exception of <br />the following: <br /> <br />Variance 1 - Building Setback <br /> <br />In 1984, a 20 foot setback variance was granted for phase one to allow the <br />building to be located 40 feet from an R-1A district. The required setback <br />from an R-1A district for industrial structures is 60 feet. The current <br />proposal for the second building would also locate the west portion of the <br />structure 40 feet from the R-1A district. Consequently, a 20 foot setback <br />variance is again required. In 1984, the City Council determined the subject <br />site to be unique in that it was long and narrow with a great deal of street <br />frontage. The Ehape of the subject site along with the poor soils and <br />increased building setbacks make it difficult to develop the subject site. <br />Therefore, carrying out the strict letter of Section 6-060 (a) would not allow <br />for the reasonable use of the subject site and thus cause an undue hardship. <br />
