<br />.' <br /> <br />7 <br /> <br />Variance 2 - Parking Setback <br /> <br />The newly adopted City Parking Standards require all off-street parking <br />areas to be setback 5 feet from the rear property line. The proposed off- <br />street parking area would be setback 3 feet from the, rear property line. <br />Again, the long and narrow shape of the subject site makes it difficult to <br />develop the site and still comply with the required setback. Additionally, <br />designs for the second building were based on the original plan, approved <br />in 1984, which showed parking constructed up to the rear property line. <br />Such an arrangement would have complied with the old parking standards <br />which were revised in December of 1988. In an attempt to comply with the <br />new standards, the architect has located the parking area 3 feet from the <br />rear property line . Due to the narrow shape of the subject site, strict <br />enforcement of Section 11-020 (f) would cause an undue hardship because <br />of ,circumstances unique to the individual property under consideration. <br /> <br />The proposed second building and site plan would contribute to the appearance of <br />the subject site and allow for additional off-street parking for the existing building. <br />The dark bronze and glass entrance to the proposed building coupled with the <br />terraced landscaped area and landscaped ponding area would serve as an attractive <br />display of New Brighton's industrial district to persons entering New Brighton along <br />5th Street NW. <br />
