Site Security: <br /> <br />Adequate <br /> <br />STAFF COMMENTS <br /> <br />The proposed site plan would allow for the construction of a second buildirig <br />on the subject site and complete the second phase of a two-phase development. <br />The proposed site plan complies with I-1 and parking standards, with the <br />exception of the following: <br /> <br />Variance 1 - B uilding Setback <br /> <br />In 1984, a 20 foot setback variance was granted for phase one -to allow <br />the building to be located 40 feet from an R-1A district. The required <br />setback from an R-1A district for industrial structures is 60 feet. The <br />current proposal for the second building would also locate the west <br />portion of the structure 40 feet from the R-1A district. Consequently, a <br />20 foot setback variance is again required. In 1984, the City Council <br />determined the subject site' to be unique in that it was long and narrow <br />with a great deal of street frontage. The shape of the subject site <br />along with the poor soils and increased building setbacks make it <br />difficult to develop the subject site. Therefore, carrying out the strict <br />letter of Section 6-060 (a) would not allow for the reasonable use of the <br />subject site and thus cause an undue hardship. <br /> <br />6 <br />
