Bui~d~rtg Two <br /> <br />The 73 foot right of way for County Road E-2 is wider than normal by 13 <br />feet and therefore provides the equivalent of a 53 foot setback. In <br />addition, the placement of the road surface com~letelY on the South <br />portion of the right-of-way provides extra space for screening on the <br />residential properties if they so desire. <br /> <br />It also appears that a rear yard setback variance of two feet will be <br />necessary. This occurs as a newly enacted parking ordinance requires a 5 <br />foot setback from the rear property line and the parking area. The <br />ordinance existing at the time of approval of the first building did not <br />require a setback and the site Planning was accomplished in this manner. <br />We are able to reduce parking stalls from 20 feet in length to 18 feet <br />and reduce the driveway width from 25 feet to 24 feet, which are allowed <br />under the new ordinance. This places the parking area 3 feet from the <br />property line rather than 5 feet which means a setback variance of 2 feet <br />is necessary. This setback is the result of an existing condition and a <br />new ordinance coupled with the unique circumstances pertaining to this <br />Site. We feel that the impact of a 2 foot variance in this area is minor <br />in nature ~nd will not be detrimental to the adjacent property or to the <br />public as a whole. <br /> <br />The development of this Site has been a challenging task because of size <br />and configuration, setback requirements, soil conditions and ponding <br />requirements. The first building has been in place now since March, 1985 <br />and we feel that the building and landscaping have been an attractive <br />addition to this area of New Brighton, and the City in general. The <br />functions contained within the structure have caused no noise, dust or <br />other undesirable effects for the neighbors or to the public as a whole. <br />We feel that the development to date has been everything stated it would <br />be during the initial planning stage and we would iike to complete the <br />site development to make the entire parcel an attractive addition to the <br />City.
