Landscaping/Screening: The proposed landscape plan would allow for a mixture of coniferous <br />and deciduous trees along the south face of the proposed building and around the entire <br />exterior storage area and off-street parking area. A five foot high berm would be <br />developed along the south, east, and north sides of the exterior storage area. The berm, <br />combined with the proposed trees, would serve to screen the exterior storage area from <br />the south, east, and north. The exterior storage area would also be screened from the <br />west by the proposed building and a combination of coniferous and deciduous trees along <br />the southwest comer of the storage area. The proposed parking lot would also be <br />screened from the west and north by coniferous and deciduous trees. <br /> <br />16. Performance Standards: Noise: The exterior storage yard would generate a certain level of <br />noise associated with fork lift traffic and truck traffic. However, due to the location of <br />the storage area behind the proposed building, most of the noise generated should be <br />shielded from the residential district to the west. <br />17. Impact on Surrounding Land Uses: It would appear the proposed development would have a <br />modest impact on the surrounding land uses due to its industrial nature. However, it <br />would appear the proposed use would not have any more of an impact on these <br />surrounding uses than would any other industrial development. The applicant has taken <br />measures to reduce the impact of the proposed use through berming, landscape screening, <br />and general site layout. <br />18. Other Considerations: None <br /> <br />1. Streets: 5th Street NW would need to be extended approximately 700 feet to the east and <br />constructed as a cul-de-sac. <br />2.
