<br />20 acres of vacant industrially zoned land planned for office/warehouse <br />development. <br />10. An existing water body, ~ature vegetation, water and utility towers, and <br />large setbacks serve to reduce the impact of the 75 foot high unit load <br />section of the proposed building on the surrounding land uses, therefore, the <br />strict enforcement of the 40 foot I-I district height limitation would cause <br />the applicant an undue hardship. <br />11.
