On May 18, 1993, the Planning Commission held a public hearing and recommended approval of R-137 <br />and LP-274. The residents in attendance at the public hearing spoke in opposition to the rezoning, <br />. On April 26, 1991, the City Council approved a minor subdivision for the subject site which split off a <br />100 foot wide parcel to the north. <br /> <br />RECOMMENDATION <br /> <br />THE CITY COUNCIL DIRECT STAFF TO PREPARE A RESOLUTION ESTABLISIllNG FINDINGS <br />OF FACT SUPPORTING EITHER THE APPROVAL, DENIAL, OR AN Al\ffiNDED APPROVAL OF <br />THE REQUESTED REZONING FROM R-2, TWO FAMILY RESIDENTIAL, TO B-1, LIMITED <br />BUSINESS. <br /> <br />MOTION TO RECOMMEND APPROVAL OF LP-274, SUBJECT TO THE FOLLOWING <br />CONDITIONS: <br /> <br />1. APPROVAL OF GRADING AND DRAINAGE PLAN BY THE CITY ENGINEER. <br />2. APPROVAL OF PERMIT BY RICE CREEK WATERSHED DISTRlCf, IF NECESSARY. <br />3. ANY STORAGE OF EQUIPMENT OR VEmCLES IN THE PARKING AREA IMMEDIATELY <br />SOUTH OF THE GARAGE WOULD NECESSITATE THE CONSTRUCTION OF AN OPAQUE <br />FENCE AT LEAST FIVE FEET IN HEIGHT AROUND THE SUBJECT PARKING AREA. <br />4.
