INC. <br /> <br />October I, 1994 <br /> <br />Members of the Planning Commission <br />New Brighton, MN 55112 <br /> <br />I want to thank you in advance for considering our application for 74 of our Courtyard and Villa Townhouse <br />Homes at 10th Avenue & 5th Street. We are excited about building this neighborhood in New Brighton which has <br />been in the works and the local press for some time. The final plans have been prepared which respond to a variety <br />of technical but important underground constraints. <br /> <br />Soils problems and the removal of the arsenal force main have created both opportunities and constraints for this <br />neighborhood. As a result, the driveway loop around the westerly units has been eliminated in favor of a dead <br />end driveway for the south west building. A consolidated parking area is more conveniently situated in the project <br />center. Due to concerns about peat near 5th Avenue and the ability to have the arsenal force main under 6th <br />avenue removed, we moved two buildings away from 5th Avenue. This created an opportunity to expand a <br />neighborhood enUy way. This enhancement creates a common landscape area which provides both a transition <br />from the street to dwellings, as well as a gathering place for community events such as the antique car run. The <br />neighborhood still maintains two entrances, with sixth avenue being closed as a through street. <br /> <br />We are enclosing our most recent Newsletters which describe new projects and our company. The Spring issue <br />will be able to incorporate the Brighton Green neighborhood. As this packet comes to you with your agendas, we <br />trust that it will provide additional background and comfort with both our company and our application. We have <br />already received calls from some of your current residents inquiring about when sales will begin. As is our internal <br />policy, we take their names and let them know that until the Council approves the project and concludes <br />condemnation, that the project is still many months away. We know that there is an ever growing segment of the <br />population in general and New Brighton in particular, which desires to have all of their basic rooms on the main <br />floor with minimized exterior maintenance obligations such as the Courtyard, or, where greater perceptual security <br />and visibility concerns exist, in the upstairs bedrooms which the Row Style Villa offers on its' two floors. <br /> <br />Your staff has been helpful in assisting us with our submission and in meetings prior to the submission. We look <br />fonvard to your motion of approval and unanimous support.
