The Steering Committee reviewed the request
and unanimously recommended the hiring of a construction manager.

I

Bob Coruzzi, Ado lfson & Peterson, said a construction manager
provides services similar to a general contractor, but also provides
pre-bid cost estimates, value engineering and a construction super-
visor. The construction management firm's hiring cost is the same
as overhead costs a general contractor would pass on to the City.

Four firms were selected and interviewed. Adolfson & Peterson was
the only firm that would provide construction management services
free of charge prior to a bond referendum. If the referendum fails,
the City will incur no costs. The Committee's recommendation was
based on work quality rather than price structure.

Moti on by Larson, seconded by Gunderman, to AUTHORIZE STAFF TO
CONTRACT WITH THE FIRM OF ADOLFSON & PETERSON TO PROVIDE
CONSTRUCTION MANAGEMENT SERVICES FOR THE PROPOSED COMMUNITY CENTER.

4 Ayes - 0 Nayes, Motion Carried

Anne Norris, Community Development Specialist, presented for
consideration the preparation of a development agreement with
Remmele Engineering.

I

The proposed development agreement will outline the responsibilities
and requirements of the City and Remmele for completion of the
project.
