FOR A Development Agreement <br />REDEVELOPMENT PROJECT IN TAX INCREMENT FINANCING DISTRICT NO. 18. for Remmele Engineering <br />Report 90-127 <br /> <br />4 Ayes - 0 Nayes, Motion Carried <br /> <br />Erny Mattila, City Planner, presented the site plan amendment for <br />the Brighton Village Shopping Center/Kraus Anderson. <br /> <br />The center currently has three curb cuts, one curb cut on Silver <br />Lake Road and two curb cuts on Palmer Drive. The Palmer Drive curb <br />cuts are posted "Right Turn by Permit Only" to prevent vehicles from <br />entering the residential neighborhood immediately east. <br /> <br />Jerry Linke, Kraus Anderson, said a sit down restaurant is <br />interested in leasing the Lighting Concepts space on the center's <br />south side, but the owners noted concern of the existing traffic <br />circulation pattern. Because of this concern, Kraus Anderson is now <br />requesting a fourth curb cut to provide access to the center.s south <br />portion from Pike Lake Drive. <br /> <br />Mr. Linke noted that vehicles exiting the center.s south side must <br />travel around the building's blind southwest corner which is <br />regulated by a single stop sign. Kraus Anderson feels a fourth curb <br />cut provi des a second access from the south side and reduces <br />potenti a 1 congesti on at the center's southwest corner. It is <br />proposed the curb cut be posted IINo Left Turn out of Center.1I <br /> <br />Staff encouraged the applicant to allow the Planning Commission to <br />review the proposed plan and hold an informational meeting before <br />presentati on to Counci 1. Because of the 1 ease agreement terms, <br />Kraus Anderson, requested the item be placed on tonight's agenda. <br /> <br />Steve Nystead, commercial broker, said the applicant, Los Banditos, <br />is a family-owned business and runs two restaurants in Green Bay. <br /> <br />Los Bandi tos owners' Wade and Sherri Galloway said the proposed <br />5,200 square foot restaurant would seat about 120 people and will <br />serve authentic Mexican food. Mr. Galloway noted his commitment to <br />working closely with the residents to resolve the issue. <br /> <br />Benke feels the center's poorly designed Silver Lake Road entrance <br />is an important factor in the visibility and traffic flow problems. <br /> <br />Brighton Village <br />Proposed Curb Cut <br />Report 90-128 <br />
