Remmele will <br />attempt to minimize the truck traffic onto County Road E. <br /> <br />Benke feels the constructi on traffi c management plan shoul d be <br />reviewed and approved by City Engineer Les Proper. <br /> <br />Benke noted the Planning Commission's concerns for additional trees <br />along the northerly side to screen the facility from Wedgewood Court <br />and County Road E. Remmele confirmed that additional berming and <br />plantings would be added along the northerly side. <br /> <br />Williams said that retaining the property's existing trees would <br />provide for additional screening along the westerly side. <br /> <br />Gunderman feels that the Remmele facility would be an excellent and <br />positive addition to the area. <br /> <br />Brandt Rebelein has viewed the Big Lake Remmele facility and found <br />it to be very well maintained. <br /> <br />Mr. and Mrs. Leland Granlund, 25--13th AV0nue SW, noted that their <br />property would abut the overflow parking spaces. After discussion, <br />Mr. Griffith confi rmed that Remmel e wi 11 reassess thei r need for <br />these parking spaces along the westerly residential area. <br /> <br />Motion by Gunderman, seconded by Williams, to RECOMMEND APPROVAL Of <br />LP-249, SUBJECT TO THE fOLLOWING CONDITIONS: <br /> <br />1. APPROVAL Of PERMIT fROM RICE CREEK WATERSHED DISTRICT. <br />2. APPROVAL Of FINAL GRADING AND DRAINAGE PLAN BY THE CITY <br />ENGINEER. <br />3. INSTALLATION Of ENTIRE 8 INCH WATER LINE LOOP AROUND BUILDING <br />AS PART Of THE INITIAL PHASE Of BUILDING CONSTRUCTION. <br />4. ADDITIONAL TREES TO BE PLANTED ALONG THE 270 fOOT LONG NORTH <br />WALL OF THE BUILDING WITH SPECIES AND LOCATION TO BE APPROVED <br />BY THE CITY FORESTER AND CITY PLANNER. <br />5. DEDICATION Of 16 fEET OF ADDITIONAL RIGHT-Of-WAY ALONG COUNTY <br />ROAD E AND 10 fEET Of ADDITIONAL RIGHT-Of-WAY ALONG OLD HIGHWAY <br />8 TO ACHIEVE 49.5 FEET Of RIGHT-Of-WAY fROM THE CENTERLINE Of <br />EACH STREET TO THE ADJACENT PROPERTY LINE Of THE SUBJECT SITE. <br />6. THE CONSTRUCTION DRIVE NOT BE EXTENDED TO THE NORTH IN THE <br />fUTURE AS PROPOSED ON THE SITE PLAN UNLESS REQUIRED BY THE <br />PUBLIC SAfETY REQUIREMENTS. <br />7.
