Also, there is a drainage easement for a stormwater retention pond on the <br />southeast corner of the site. Additionally, 9th Avenue NW is a curvelinear street; therefore, the <br />reduced setback along this street would also be less noticeable than if it were constructed in the <br />/gridiron pattern of other streets in the immediate area. <br /> <br />The applicant indicates the hours of operation for the dental office would be 9:00 a.m. to 5:00 <br />p.m., Monday through Friday only. According to the applicant, the amount of traffic to be <br />generated from the site would average 10 trips per day. The ingress and egress points on the <br />subject site would be along 9th Avenue NW, although the applicant anticipates most vehicles <br />would use 9th Avenue NW only to gain access to and from 10th Street NW. The applicant's <br />office is currently located in the office building north of 10th Street NW, so he anticipates no <br />additional client traffic would be generated on 9th Avenue NW by his new office location. <br /> <br />The proposed dental office development would include a brick and glass building with a pitched <br />roof, adequate on site parking, and a generous amount of landscaping. The applicant has <br />redesigned the proposed building to place an entry way and patio on the 10th Street NW side of <br />the building. The aesthetics and limited hours of operation of the proposed development would <br />seem to compliment the adjacent residential neighborhood and serve to buffer those residential <br />uses from the more. intense office development located north of 10th Street NW. <br />
