<br />surfaces will be paved in bituminous and edged with concrete curb and gutter. The trash enclosure <br />is freestanding and contained within a 12' x 12' wood enclosure. The primary outdoor play areas <br />are shown on the west, south and north sides of the building. All play areas are fenced with vinyl <br />clad fabric and have been tailored to fit the site parameters. Signage proposed consists of a pylon <br />sign at the north portion of the site and a monument sign at the entry driveway. The pylon and <br />monument sign will be below the maximum size of36 sq. ft. per sign and will be.internally lit. The <br />site lighting will be from three poles with single fixtures at a height of 30'. The lights will be a <br />shoe box style fixture and be a high pressure sodium lamp. <br /> <br />Grading and Drainage Plans: <br /> <br />The grading plan parameters have been set to minimize the encroachment into the existing wetland <br />on the site. The FFE has been established at 985.0 to preserve the majority of the wetland and <br />results in the surplus of soil material being removed from the site. A 6' high retaining wall is <br />proposed for theeastem side of the parking lot between the wetland and the KinderCare parking <br />lot. The retaining wall will be at grade on the parking lot side and will be 6' below the lot on the <br />wetland side of the wall. The site has been graded in an effort to maintain the existing drainage <br />patterns. <br /> <br />Utility Plan: <br /> <br />The utilities of water and sanitary sewer are currently stubbed to the property line located in the <br />Silver Lake Road right of way. These services will be pulled to the appropriate locations of the <br />building. An additional fire hydrant has been added to the northwest end of the parking lot. The <br />building is proposed to be sprinkled. <br /> <br />Landscape Plan: <br /> <br />The landscape plan has been developed to provide screening of the play areas from the adjacent <br />residential, and provide plantings within the parking lot. The site lighting has been coordinated <br />with the overstory trees. The landscape plan provides a variety of deciduous and coniferous trees <br />and shrubs to surround the base of the building. Shrubs are also placed at the entrance to the site, <br />and around the monument sign. All areas disturbed by grading within the perimeter fencing and <br />along the proposed access drive shall be sodded and irrigated. The areas around the wetland and <br />outside ofKinderCare's 4' fence along the west property line shall be seeded with a MnlDOT seed <br />mixture and be left in a wild/natural material condition. The seeded area will not be irrigated. All <br />slopes steeper than 3:1 shall be covered with a tackifing mulch to promote plant growth and <br />prevent erosion. <br /> <br />Building Elevations: <br /> <br />The building elevations and floor plan have been provided by KinderCare. The building shall have <br />a pitched roof with charcoal asphalt shingles. Each facade shall have a brick wainscoat with the <br />brick being a redlbrown color.
