Store Reconstruction Located at 2010 Silver Lake Road <br /> <br />Dear Mr. Baker and Members of the Planning Commission: <br /> <br />This letter is submitted in support of the application of Super Arne rica Group, Inc. (the Applicant) which <br />has filed the above applications for approval of the reconstruction of the SuperArnerica store (the Project) <br />located at 2010 Silver Lake Road (the Property). <br /> <br />This statement is based upon the review of the following: (i) City of New Brighton Comprehensive Plan; <br />(ii) City of New Brighton Zoning Ordinance and map; (iii) background information relating to site <br />redevelopment; and (iv) conferences with New Brighton planning staff. <br /> <br />1. Project Description. The Project will consist of the reconstruction of the SuperArnerica <br />convenience station/store located on the Property. The she area is 43,278 square feet (gross) and <br />30,624 square feet (net). The proposed building area will consist of3,645 square feet. <br />SuperArnerica has operated the convenience store on the Property since 1976. Prior to that time <br />the Property was operated as a two-bay service/gas station. The proposed reconstruction is being <br />undertaken by SuperAmerica's desire to replace an obsolete, unattractive and poorly-sited facility <br />with a building and site layout that are architecturally appealing and provide greatly improved <br />vehicular and pedestrian circulation. <br />
