A security <br /> system and motion sensitive high pressure sodium lighting in the <br /> parking lot is recommended. <br />No lighting plan submitted. <br />STAFF COMMENTS <br />Minor Subdivision <br />The proposed minor subdivision creates two commercial lots which accommodate both the proposed and <br />existing commercial buildings. The proposed commercial building would need a setback variance, <br />however, this variance would allow for additional space behind the existing Ken's Market building to <br />accommodate any future development or redevelopment of the site. <br />Tech Pro Building - Site Plan and Variance <br />The proposed office building development would comply with the B-2 district and parking ordinance <br />requirements with the exception of the rear yard setback along the west property line. <br />The property located adjacent to the west of the subject site is zoned R-1, Single Family Residential. <br />However, said property is vacant and is only 38 feet in width; too narrow to be developed for a single <br />family home. The applicant has atte Vel to purchase said property, however the owner is unwilling to <br />sell. As a result, a 25 foot setba?k required for both building and parking along the west property line <br />of the subject site. The intent of the3®foot setback requirement is to provide a buffer between any <br />commercial structure located in the B-2 Neighborhood Business district and any single family home <br />located in an R-1 district. Therefore, since the R-1 site to the west is vacant, is not buildable, and <br />separates the subject site from I-35W, permitting the 4foot variance for the proposed building and <br />parking lot, would not conflict with the intent of thefoot setback requirement. <br />The site plan would also need to be adjusted to show the proposed parking lot setback 30 feet from <br />Cleveland Avenue SE on the northeast corner of the subject site. Said adjustment would cause the <br />proposed parking lot to lose four parking stalls, however, the total number of stalls proposed would still <br />comply with the number required by code (55).
