FAX (639-1110) <br />July 18, 1997 <br />Mr. Erny Mattila <br />Senior Planner <br />City of New Brighton <br />803 5th Avenue NW <br />New Brighton, MN 55112 <br />Dear Erny: <br />I came away from the July 15th Planning Commission Meeting with a positive <br />reaction. <br />It seemed that the consus of the Commissionerswas that if we could some- <br />how improve the Non Conforming Use of Ken's Market by providing more land <br />area behind the building for the possibility of parking behind the existing <br />building, that they would approve our development. <br />Also, it was nice to hear that they, the Commission, didn't have a problem <br />with our Non-Conforming Use request to build our new building and parking <br />lot within 5 feet of the "outlot" on the west side of our property line. <br />I have revised the site concept plan to reflect the Planning Commission's <br />suggestions..By moving the new building and parking lot to the west, within <br />five (5) feet of the outlot, I have succeeded in providing 4 extra parking <br />spaces for the new building and at the same time a 51 foot area behind Ken's <br />Market so that at some future date, if necessary or desirable, they could <br />get a 24 foot driveway, 18 foot deep parking spaces and a 5 foot set back <br />from the new building property line to meet the parking ordinance. <br />We have decided to move forward with the soil tests, survey , site and build- <br />ing plans based on the Planning Commissions suggestions and this new revised <br />concept plan.
