New Building <br />Parking Variance <br />Date: January 5, 1998 <br />Donatelle Plastics, Inc. respectfully requests a parking setback variance of fifteen feet for the parking <br />indicated on the Site Plan along Fifth Avenue NW which borders the Project's East property line. <br />Parking in this area is indicated to be twenty five feet from the property line rather than forty feet as <br />required by the zoning ordinance for this zoning district. The reasons for this request are as follows: <br />1. The building orientation and design is to enhance the City of New Brighton's development of the <br />intersection of Fifth Avenue and County Road E-a. This corner is scheduled to receive a <br />similar treatment as the corners of Fifth Avenue NW and Tenth Street. The building was <br />redesigned to make it more "Main Street Friendly" and to complement the planned treatment of <br />the intersection. Truck docks are placed at the West side of the building along the railroad tracks <br />to shield them from the streets. The presence of the Williams Brothers Pipeline and the existing <br />railroad tracks on the West side of the building limits the space for the building and truck <br />maneuvering space. By shortening and widening the building to the dimensions indicated on the <br />plans there is a space of 1o8.65 feet for trucks to back into the dock area. This dimension is tight <br />but should be workable for trucks with fifty three feet long trailers. The building size and <br />dimensions as indicated are necessary to provide space for the types of operations that will take <br />place when the building is completed and for future growth of the business. <br />2. This is a Superfund Site which has made Site Planning more than the usual challenge. <br />ty"Uit&
