The City began redevelopment of the Brighton Corporate Park area in 1988. <br />A roughly 28 acre area was identified for redevelopment at that time. The intent was to redevelop <br />the area in at least 2 phases over a period of years. The initial phase (approx. 14Acres) was <br />completed in 1994 with the completion of the Accurate Components building. The City has been <br />seeking a developer or developers for the phase 2 area since that time. In January of this year the <br />EDC accepted 4 proposals for the Phase 2 area. IEG's proposal was ultimately selected by the CC <br />on the recommendation of the EDC as the preferred development plan for the Phase 2 area. A <br />development agreement between the City and IEG is being prepared for consideration and action by <br />the CC at the same meeting at which the PUD and LP for the first building within the proposed <br />development will be considered. The Development agreement will commit IEG to construct <br />buildings consistent with the approved development plan over the next 4 years. The agreement <br />anticipates construction of a minimum of one building each year beginning this year and continuing <br />until 1999. The PUD for the BCP2 area will provide the framework for development and location <br />of the 4 buildings. <br />The Development Agreement also commits the City to completing the acquisition of the property <br />needed for the proposed development. The City has been acquiring the needed properties on an as <br />available from willing seller's basis. Seven properties have been purchase in this way since 1989. <br />Most recently the City purchased and has now cleared the former D&T Trucking property. This will <br />be the location for the first building by IEG in the Phase 2 of BCP2. Four properties remain to be <br />acquired and will be purchased by the City once the Development Agreement with IEG is approved <br />and executed. In addition First Street NW will be vacated within the project area. This will occur <br />once the remaining privately held parcels along First Street have been acquired by the City and no <br />G: \CD\-96-PC\PC-RPTS\LP-310. WPD
