Easements for utilities, most notably the US West Fibre Optics line <br />easement will be retained within the former First Street ROW. <br />PUD <br />The proposed PUD #6 would encompass the entire Brighton Corporate Park II area and would consist of <br />13.6 acres and four office/warehouse buildings. The overall PUD concept plan is being presented at this time <br />to the Planning Commission and City Council for your review and approval. Also, as each of the Four Phases <br />or stages of the PUD are finalized with specific site plans, each phase will also be presented to the Planning <br />Commission for formal PUD and site plan approval. The City Council already reviewed the attached PUD <br />concept drawings, and based on their positive reaction to the concept plan, selected Industrial Equities Group <br />(EIG) as the developer for the BCP II area. <br />The buildings proposed for the BCP II area would be designed to compliment the existing industrial <br />buildings to the north. The proposed buildings and parking lots would comply with the standards of the <br />I-1 district, parking standards, and the PUD requirements. All buildings would be at least 60 feet from all <br />right of ways and at least 30 feet from the perimeter of the PUD. <br />Prior to Phases Two, Three, and Four of PUD #6 being approved, the City would need to vacate and remove <br />that portion of 1 st Street NW lying within the PUD boundaries, and extend 5th Avenue NW to the south <br />toward the railroad tracks. Also, the City would need to purchase the remaining single family home, the <br />storage garage site, and approximately 100 feet of railroad right of way to the south. Once the properties are <br />acquired and the streets vacated and extended, then the PUD area would need to be platted to place each of <br />the four buildings on a separate lot. <br />Again, at this time, the Planning Commission and City Council are being asked to give concept approval to <br />the entire PUD #6, and are being asked to consider approving Phase One of PUD #6 and LP-310, which <br />would allow the construction of the proposed office/warehouse building. <br />PHASE ONE / LP-310 <br />The office/warehouse building proposed for Phase One of the PUD would comply with all I-1 district <br />standards, parking standards, and PUD requirements. <br />The landscape plan was reviewed by the City Forester and contains a variety of New Brighton hearty <br />plantings. The City Forester recommended no changes to the landscape plan. <br />The proposed building would have an exterior treatment of decorative brick and glass and would serve to <br />compliment the existing industrial buildings located north of the subject site. <br />COMPREHENSIVE PLAN <br />The City's Comprehensive Plan identifies the subject site as the "Brighton Corporate Park" site, and calls <br />for it's continued redevelopment as an industrial park with light industrial and manufacturing uses featuring <br />clean, modern, and attractive facilities. The Comp Plan further encourages the redevelopment of such <br />marginally used industrial areas with intensive industrial parks having a high level of aesthetic quality. <br />GACD\-96-PC\PC-RPTS\LP-310.WPD
