Total Drives: There is currently four (4) driveway entrances to the site, two <br /> off of Old Highway 8 and two off of 5th Street. The City Code <br /> requires a maximum of one (1) curb cut entrance off of each <br /> street. Staff is recommending that one of these curb cuts be <br /> eliminated off of Old Highway 8 (see staff's attached <br /> "alternative site plan"). This would reduce the nonconformity of <br /> the site. <br />11. Drive Size: Drive entrance widths range from 20 feet to 38 feet. Staff is <br /> recommending that the 20 foot wide drive entrance be <br /> eliminated, as it does not meet the minimum 24 foot width <br /> requirement for a two way entrance. <br />12. Concrete Curbing: There is currently no curbing existing on the site. Per Section <br /> 11=020.b of the Zoning Ordinance, all aff-street driving, loading. " <br /> and parking areas must be constructed with a concrete curb. The <br /> applicant does not wish to install curbing on the site, as he <br /> would like to maintain the on-site access to the property to the <br /> north. However, staff is recommending curbing be installed per <br /> the "alternative site plan" (attached as an exhibit), to bring the <br /> site into conformity with the required 5-foot setback <br /> requirement for off-street parking, and the perimeter curbing <br /> requirement. <br />13. Parking Area Surface: Currently only a portion of the site is paved. The area designated <br /> as the parking area and stacking for the car wash is gravel. The <br /> applicant is proposing to pave this entire area. <br />14. Landscaping/Screening: No landscaping or screening is proposed as demonstrated on the <br /> site plan. However, staff is recommending several areas be <br /> provided for green space to bring the site into closer <br />G:\CD\ 98-PCWIOBILE.WPD <br />
