W. <br />New Brighton, MN 55112 <br />2633 North Innsbruck Dr.#C <br />New Brighton, MN 55112 <br />636-5031 <br />RE: McDonald's request for Special Use Permit, Site <br />Plan Review and Minor Subdivision to redevelop <br />at 1168 Silver Lake Road <br />Dear Mr. Teague: <br />Thank you for providing information to me by telephone and <br />copies of the current and proposed McDonald's development. <br />I am very interested in the progress of this and the future <br />project for Minar Ford since I am an owner in the condominium <br />office development adjacent to McDonald's on the west and adjacent <br />to Minar Ford on the north. My office-mate and I have occupied our <br />office for about 12 years and plan to continue to do so for many <br />years to come. Any adverse changes will directly effect our <br />clients everyday. <br />My review would suggest that there are many improvements in <br />McDonald's proposed plan including more parking and better access <br />from North Innsbruck Drive (marked Palmer Drive on the plans). I <br />am very pleased that the landscaping on the north side will be <br />maintained as it really contributes to the character of the <br />neighborhood. <br />I have two concerns that I would like to express now in the <br />early stages of the project so that hopefully they can be addressed <br />in the planning. <br />First, my greatest concern is about the traffic situation in <br />the first half block west of the stoplight at Silver Lake Road and <br />North Innsbruck Drive (Palmer Drive). McDonald's proposal will <br />probably improve the traffic flow since the stacking of cars for <br />the drive-through will not spill out onto the main roadway as it <br />sometimes does now at busy hours. The. divided drive access will be <br />much safer than the current situation where drive-thru customers, <br />and.in_and out cars are all competing for a narrow driveway. <br />However, I understand that Minar Ford is considering using the. . <br />same .road as a major. or main access to their facility. 1 have -
