The road will be named Minar Road. Minar Road will extend past the
McDonald's site into the Minar Ford property. The office buildings west of McDonald's will have
an access to Minar Road and it will replace the hmgbrack Drive access- A small parcel, of Minar Ford
property will be isolated by the new roadway. The plan is that this land will become palm of
McDonald's and tho McDonald's site will be redesigned with a now McDonald's building.
TRAMC: ANALYSIS
Trip Generation
It is estimated that the McDonald's will generate 2674 vehicle trips per day. The 3&nar Ford is
estimated to generate 2978 vebcle trips per day and the U-Haul facility will generate 10 to 20 vehicle
trips per day. The vehicle nlps generated are based on the size of each land use type and were derived
from rates in the 6th edition of the Trip Generation manual published by the Institute of TranspomWon
Engineers (ITB). SEH has had prior experience with car dealerships providing auto repair thus the
TTR rates were modified based on local generation patterns.
The peak huuis ato ahusen fur analysis of traffic operations since the surrounding roadways usually
experience the highest volume of traffic in a single hour. This single hour in the morning is the A.M.
Peak Hour and in the late afternoon is the P.M. Peak Hour. Both the A.M. Peak Tour and P.M. Peak
hour were analymA in this study. The three land uses are expected to generate 433 vehicle trips in
the A.M. Peak Hour and 380 vehicle trips in the P.M. Peak Hour.
SHORT ELLIOTT
!-l DR/CKSON INC. MINNEAPOLIS, MN ST.
